We build the software that makes title plants faster. AI document pipelines, automated indexing, end-to-end examination tools, assessor and GIS integrations—all custom-built for how your examiners actually work. Decades of experience in this industry, the premier development partner for Property Sync, and the team behind TitleTools.
The tools that make your examiners faster.
Title plants run on data—assessor records, scanned documents, tax filings, GIS data. We build the software that ingests all of it, processes it through OCR, indexes it, and puts it at your examiners' fingertips in seconds instead of hours.
Our own OCR and AI extraction engine, tuned on real county recordings from plants across the country—deeds, mortgages, liens—makes every scanned page searchable and indexable
Import and convert data from legacy formats, batch process county records, and migrate between title plant systems without losing a single document
Pull assessor data, parcel information, and GIS layers directly into your plant. Automated feeds keep everything current without manual updates
Documents get classified, tagged, and indexed as they come in. Grantor/grantee extraction, document type detection, and recording date parsing—all automated
Full-text search across your entire plant, chain-of-title assembly, lien detection, and examination workflows built for how your team actually works
Automated tax record pulls, lien evaluation engines, and cross-referencing tools that flag issues before your examiners have to look for them
We don't just build tools for other title companies—we built our own. TitleTools is our AI-powered platform for the title industry: high-volume document processing with automated classification and field extraction, an end-to-end examination workspace, compliance screening, and per-parcel recording alerts. Built for the cloud, no on-premise servers required.
Multi-pass OCR with AI-powered classification and field extraction. 55+ pre-built workflows with 99% accuracy. Auto-index and auto-post directly to your plant.
Title examination, end-to-end. AI sorts and reads order documents, drafts the exception schedule and opinion letter, and every answer cites the page it came from.
Per-parcel monitoring of the county recorder's feed. The moment a deed, lien, or mortgage is filed, a plain-English alert goes out—white-labeled under your brand.
Interactive parcel maps with assessor data, ownership history, legal descriptions, and property details—all in one view
A searchable index of recorded documents across the plant—grantor, grantee, legal text, parcel, and recording number, with newest-first feeds straight from the county.
Parse, validate, and plot complex legal descriptions—metes and bounds to polygon, with closure analysis. Catch errors before they become title issues.
Batch name screening against Treasury Department sanctions lists. Integrated into your closing workflow for compliance at every transaction.
Every closing asks the FIRPTA question. Guided determination workflows with certificates and a complete audit trail, backed by a licensed CPA firm.
Federal court record searches with PACER integration and RECAP caching. Automated case monitoring and document retrieval.
Multi-format document handling—PDF, TIFF, PNG, JPG. Stage, organize, and assemble closing packages from processed documents.
Direct API integration with PropertySync for auto-posting indexed documents, data feeds, and plant updates. Built by the original PropertySync engineering team.
Market share tracking, recording volume analytics, plant statistics, and data quality scoring to monitor your plant's performance.
Drop in the order documents. Ship a finished package.
The TitleTools Examiner workspace handles the whole examination: AI splits and classifies the multi-document PDF, pulls the county record to confirm the parcel, surfaces every covenant, lien, and easement as a discrete exception, and drafts a preliminary opinion from the extracted parties, legal, and vesting.
The examiner verifies instead of types. Every extracted answer links back to the exact page—and pixel region—it came from, so checking the AI's work takes seconds, not a re-read.
Split-screen verification: the recorded document on the left, AI-extracted parties, legal description, and recording data on the right—each field cited back to its source.
Each extracted field carries its citation: document, page, bounding box, and a confidence score. Nothing is asserted without a source.
When an examiner corrects the AI, the original value, the override, the user, and the timestamp are kept forever in the order's activity record.
The examiner signs the data, the reviewer signs the package, the attorney signs the opinion. AI assists—your people decide.
County records come in every format imaginable—scanned TIFFs, PDFs, XML feeds, flat files, and sometimes just paper. Your plant needs all of it, cleaned, indexed, and searchable.
We build the processing pipeline around our own OCR and AI extraction engine, tuned on real county recordings from plants across the country. And we index far more than a grantor/grantee list: county GIS data, tax records, full legal descriptions, and deed plotting—with every result cross-referenced against your existing plant records before it posts.
The result is indexing output accurate enough to post straight to your plant. Your examiners search once and find everything—no switching between systems, no manual lookups.
The output: every recorded document indexed and searchable by grantor, grantee, legal text, parcel, or recording number—fed daily from the county.
Know the moment anything is filed against a parcel.
Parcel Watch monitors the county recorder's feed every day. The instant a deed, lien, mortgage, or any other document is recorded against a watched parcel, a plain-English email and text goes out—usually within hours of recording. It tracks the exact parcel number, not a fuzzy name match.
For title offices, it's fully white-labeled: your logo, your domain, your voice on every alert. Bulk-onboard your back book by CSV or API, and stay in front of every past closing long after the file is done.
If you're a Property Sync customer, you already know our work.
We're the development team behind Property Sync's custom integrations, data processing tools, and third-party workflow connections. When your plant needs a new data feed, a format conversion, or a workflow that doesn't exist yet—we're the ones who build it.
We clean and enrich your data, integrate third-party sources, and build the custom tools that make your specific plant more efficient. Every title company operates differently, and we build around your workflow, not the other way around.
We map every data source, format, and integration point in your plant. County feeds, assessor APIs, scanned document libraries—we catalog all of it.
OCR processing, data conversion, automated indexing—we build the processing engine that turns raw inputs into searchable, examiner-ready data.
Connect to your existing plant software, validate data accuracy against known records, and test with your examiners to make sure it actually speeds them up.
Once validated, we automate the feeds. New records flow in, get processed, and show up in your plant without anyone touching them. We monitor and maintain it.
With decades of experience building title industry software—from OCR pipelines to full plant automation—we understand the data, the workflows, and the compliance requirements unique to this industry.
Whether you need a Property Sync integration, a data conversion project, or a complete custom solution, let's talk about what your plant needs.
